Pre-Listing Inspections
If you are a seller, don't wait until a buyer inspects your home, finds deficiencies, and tries to negotiate a price reduction. Smart sellers have MasterGuard inspect their homes before listing it, and make necessary repairs before it hits the market. A Seller’s Inspection from MasterGuard can also be used as a comparison to what the Buyer’s inspector finds.
Termite Inspections
Protect your investment with a professional Wood-Destroying Insect (WDI) Inspection. We partner with reputable local termite specialists to provide the inspections and reports often required for real estate transactions, making the process fast, convenient, and hassle-free.
Drone Roof Inspections
Drones enable us to capture high-resolution still and video footage of your roof. A drone can capture video footage that delivers far more data than still photos, and provides improved access to hard-to-reach places. Many homes are situated on slopes, very close to neighboring structures, or are otherwise inaccessible. A drone gets above it all and provides the detailed roof inspection your home deserves. Listing agents also sometimes hire us to create stunning drone photos and videos for their marketing materials.
Radon Gas Detection
We are IAC2 Certified and are ready to perform a radon inspection to detect this deadly radioactive gas. Radon is the 2nd leading cause of lung cancer behind smoking. Much of Middle Tennessee is susceptible to high radon levels. Radon gas is invisible and odorless, but our calibrated detectors can tell you if your home has high levels.
Thermal Imaging
In addition to visual and basic functionality testing of home systems, MasterGuard utilizes state-of-the-art thermal infrared scanning. This allows us to more accurately inspect the heating and cooling system as well as detect hidden moisture, leaks, or insufficient insulation inside walls.
Water Quality Testing
Drinking water may be contaminated with heavy metals (like lead or arsenic), bacteria, nitrates/nitrites, radon (in water), or other harmful substances depending on local conditions. Undetected contaminants put residents — especially children and pregnant women — at risk of illness and long term health problems. Testing ensures clients know exactly what’s in their water before they commit to a home or begin long-term occupancy.
Indoor Air Quality Testing
Modern homes and buildings are often tightly sealed and insulated — which helps with energy efficiency, but also traps pollutants, allergens, and airborne contaminants indoors. Because we spend the vast majority of our lives inside, the quality of indoor air has a profound impact on health, comfort, and long-term well-being. Common indoor air hazards include: mold spores, dust, allergens, particulate matter, and other irritants. Over time, exposure can trigger or worsen respiratory problems, allergies, headaches, fatigue, and other health issues.
Sewer Scope Inspection
A sewer scope inspection can reveal hidden cracks, breaks, root intrusion, heavy buildup, offset joints, deterioration, or other defects in a main sewer line, that may not show during a standard home inspection. In many areas, the homeowner is responsible for repairs that can be costly, especially if excavation is required. A sewer scope provides valuable information about the condition of this otherwise hidden system and can help identify potential problems before they become expensive and disruptive surprises.
Advanced HVAC Inspections
For homeowners or buyers who want a more in-depth evaluation, advanced HVAC testing can be performed by our dedicated HVAC specialist.
This comprehensive assessment goes beyond the scope of a standard home inspection and includes connecting professional manifold gauges to the system to measure refrigerant pressures and help evaluate whether the system is operating with the proper refrigerant charge. The technician can also assess electrical components, system pressures, condensate drainage, airflow, and the overall performance of the heating and cooling equipment.
These additional diagnostics can reveal problems that may not be apparent in a standard home inspection. Conditions can sometimes be identified before they lead to a loss of heating or cooling or a costly repair.
Swimming Pool Inspections
Our non-invasive swimming pool inspection includes a detailed visual evaluation of the pool, its visible surfaces and accessible equipment, visible defects or deterioration and non-invasive evaluation of the pump, filtration, heating, and other installed systems. Equipment information, including manufacturer, model, serial number, and estimated service life is also documented when available, along with basic water-quality testing.
